What I help move-up buyers with

  • Getting clear on what matters: bedrooms, a guest suite or main-floor bedroom for parents, a yard, a basement, commute times and school zones.
  • Comparing neighborhoods side by side: prices, HOA rules and fees, property taxes and resale history.
  • Checking school assignments for every address before you make an offer.
  • Timing the sale of your current home so you're not stuck with two payments or two moves.
  • Negotiating: price, due diligence, closing dates and, when you need it, time to stay in your current home after closing.

Buy first or sell first?

  1. Sell firstYou'll know exactly how much equity you have and can make a stronger, non-contingent offer. You may need a short-term rental or a few extra weeks in your home after closing.
  2. Buy firstOne move and no rush, but you'll need to qualify for the new home while you still own the old one, or use a bridge loan or a home equity line for the down payment.
  3. Line them upList and shop at the same time, then match the two closing dates as closely as possible. This is the most common approach, and the one I plan most carefully.

Popular areas for move-up buyers

Neighborhoods my clients often consider when they need more room or a different school zone:

Buying with parents or extended family

Many of my clients are buying for more than one generation. I look for homes with a bedroom and full bath on the main floor, a finished basement or in-law suite, and a layout that gives everyone some privacy. I'm happy to walk through homes with the whole family, in English, Hindi, Urdu or Gujarati.

Common questions

Should I buy my next home or sell my current one first?

It depends on your equity, savings and how much risk you're comfortable with. Selling first gives you a clear budget and a stronger offer, but you may need short-term housing. Buying first avoids a double move, but you may need to carry two payments for a while. We'll compare both with real numbers before you decide.

Can I make an offer that depends on selling my house?

Yes. You can ask for a contingency on the sale of your current home. Sellers often prefer offers without one, so it works best in a slower market or when your home is already under contract. I'll tell you honestly how it's likely to land.

How do I find homes in a specific school zone?

School assignments are set by address and can change, so I check the assigned elementary, middle and high schools for every home before you make an offer, using the district's own lookup.

Can I stay in my house for a few days after closing?

Often, yes. A temporary occupancy agreement (sometimes called a rent-back) lets you stay for a short, agreed period after closing so you can move straight into your next home. Both sides have to agree to the terms.
